Cary home values have stopped falling, for now. The typical home in town was worth $613,395 in September, down just $87 from August. It is $2 below the July figure.

That follows a slide that ran from February 2025 to July 2026. In May and June alone, the typical value fell by about $1,900 a month.

The figures come from the Zillow Home Value Index, which Zillow Research published Oct. 16. The index covers single-family homes and condos together and tracks the middle third of homes by value. It is a smoothed, seasonally adjusted estimate, not a sale price.

Over the year, values are down $7,913, or 1.3%, from $621,308 in September 2025. The typical Cary home is now $18,142, or 2.9%, below the peak of $631,537 in January 2025.

What it means for you

  • Renters: the typical asking rent rose 1.5% in a year while home values fell.
  • Property taxes: your tax value comes from Wake County, not Zillow. Every property gets a new county value effective Jan. 1, 2027, with notices due to start arriving Jan. 22, 2027. See our property tax guide.
