How values have moved
Month by month in 2026, the index slipped from $618,986 in March to $613,397 in July, then held flat in August and September.
The wider Raleigh-Cary market
The Federal Housing Finance Agency’s all-transactions House Price Index for the Raleigh-Cary metro area, which tracks repeat sales and refinance appraisals of the same homes, stood at 367.16 in the second quarter of 2026, up 1.1% from 363.18 a year earlier. The two measures differ: FHFA follows homes with mortgages backed by Fannie Mae and Freddie Mac across the whole metro, while Zillow estimates every home in the town.

Taxes and the 2027 revaluation
